Coliving är etablerat i Sverige, med Stockholm som marknadens tyngdpunkt. I ett marknadsläge där operatörer konkurrerar om samma hyresgäster är lokalens utformning det som avgör beläggning, hyra och hyresgästens beslut att förnya kontraktet. Vi designar colivingfastigheter och servicebostäder som presterar på alla tre parametrarna.
Det verkliga problemet
En colivingfastighet utan tydlig identitet motiverar inte sin hyra. Och hyresgästen vet om det.
Hyresgästen jämför på sekunder. Om lokalen inte kommunicerar något tydligt, gemenskap, design, livskvalitet, väljer hen det billigaste alternativet. Hyran håller inte med marknadsföring. Den håller med lokalen.
Hög hyresgästomsättning
Hyresgäster förnyar inte kontraktet när lokalen inte lever upp till förväntningarna. Gemensamma ytor, rum och atmosfär avgör om de stannar eller lämnar vid kontraktets slut.
Fast hyra utan uppåtpotential
Utan differentiering är det enda konkurrensargumentet priset. En väldesignad fastighet konkurrerar med något annat än priset, och det är det som håller hyran när den boende jämför två alternativ samma dag.
Gemensamma ytor som inte skapar gemenskap
Coliving säljer gemenskap, men dåligt designade gemensamma ytor levererar det inte. Layout, akustik, belysning och flexibilitet är designbeslut med direkt påverkan på produkten.
Ombyggda fastigheter utan operativt tänk
Många operatörer bygger om befintliga byggnader utan att anpassa planlösningen till colivingmodellen. Resultatet är en hybrid som varken fungerar som traditionellt boende eller coliving.

1.Mötet
Vi analyserar fastigheten, hyresgästprofilen, målhyran och konkurrensen i området. Designen utgår från affärsmodellen, inte från estetiska referenser.
2.Designen
Fastighetens identitet, gemensamma ytors layout, rumstyper, belysning och material. Visualiserat i 3D innan bygget börjar.
3.Produktionen
Bygghandlingar, materialspecifikationer, FF&E-lista och samordning med entreprenörer. Låst budget innan bygget startar.
4.Installationen
Byggledning och slutbesiktning. Överlämning med fastigheten klar för fotografering och publicering.

Privat och gemensamt
Balansen mellan det privata rummet och de gemensamma ytorna är colivingproduktens kärna. Får den fel proportioner faller både hyresnivå och beläggning.

Vad gör att en hyresgäst väljer just er fastighet?
Hyresgästen jämför på sekunder. Om lokalen inte kommunicerar något tydligt, gemenskap, design eller livskvalitet, väljer hen det billigaste alternativet i stället. Identiteten är det som gör priset till en andrahandsfråga.
Coliving säljer gemenskap. Varför uppstår den inte av sig själv?
För att gemenskap är ett resultat av layout, akustik, belysning och flexibilitet, inte av att en yta kallas gemensam. Dåligt designade gemensamma ytor levererar inte det fastigheten säljer.
Vi bygger om en befintlig byggnad. Vad brukar gå fel?
Att planlösningen inte anpassas till colivingmodellen. Resultatet blir en hybrid som varken fungerar som lägenheter eller som coliving, och som är svår att rätta till i efterhand.

Coliving is established in Sweden, with Stockholm at the centre of the market. In a market where operators compete for the same tenants, the design of the space is what determines occupancy, rent and the tenant's decision to renew the contract. We design coliving properties and serviced residences that perform on all three parameters.
The real problem
A coliving property without a clear identity does not justify its rent. And the tenant knows it.
Tenants compare in seconds. If the space doesn't communicate something clearly, whether that is community, design or quality of life, they choose the cheapest option. Rent is not held up by marketing. It is held up by the space.
High tenant turnover
Tenants do not renew their lease when the space does not live up to expectations. Common areas, rooms and atmosphere determine whether they stay or leave at the end of the contract.
Fixed rent with no upside potential
Without differentiation, the only competitive argument is price. A well-designed property competes on something other than price, and that is what holds the rent when a resident compares two options the same day.
Common areas that do not create community
Coliving sells community, but poorly designed common areas do not deliver it. Layout, acoustics, lighting and flexibility are design decisions with a direct impact on the product.
Converted properties without operational thinking
Many operators are remodeling existing buildings without adapting the floor plan to the coliving model. The result is a hybrid that functions as neither traditional housing nor coliving.

How we work
1.The meeting
We analyze the property, the tenant profile, the target rent and the competition in the area. The design is based on the business model, not on aesthetic references.
2.Designing
Property identity, common area layout, room types, lighting and materials. Visualized in 3D before construction begins.
3.Production
Construction documents, material specifications, FF&E list and coordination with contractors. Locked budget before construction starts.
4.Installation
Construction management and final inspection. Handover with the property ready for photography and publication.

Private and shared
The balance between the private room and the shared areas is the heart of the coliving product. Get the proportions wrong and both the rent level and the occupancy follow it down.

What makes a resident choose your property?
Residents compare in seconds. If the space does not communicate something clear, community, design or quality of life, they pick the cheapest option instead. Identity is what makes price a secondary question.
Coliving sells community. Why does it not just happen?
Because community is a result of layout, acoustics, lighting and flexibility, not of labelling a room shared. Poorly designed common areas do not deliver what the property is selling.
We are converting an existing building. What usually goes wrong?
The layout is not adapted to the coliving model. The result is a hybrid that works neither as apartments nor as coliving, and that is hard to correct afterwards.
